Security Bond / Lift Information 

To ensure a smooth stay for all guests and to protect our property, we have a couple of bond requirements. Please read through the following details carefully before booking:
Security Bond: All bookings require a $1000 Security Bond, which must be paid before check-in to gain access to the property. This bond covers any potential damage to the floors, walls, furniture, appliances, or furnishings and ensures compliance with House Rules during your stay. Think of it like a hotel, where your card is pre-authorized at check-in. If the Security Bond isn’t paid prior to arrival, entry will be refused and your booking may be cancelled. As long as no damage is found during the post-checkout inspection, your Security Bond will be fully refunded within 48 hours of your departure.
Lift Bond (Optional): If you would like to use the internal lift during your stay, there is an additional $1000 Lift Bond. The lift will be disabled unless this bond is paid in advance. If you'd like to use the lift, please let us know when you make your booking so we can make arrangements for you once the Lift Bond is received. Similar to the Security Bond, the Lift Bond will be refunded within 48 hours of checkout, provided the lift remains in good working order.
Important Notes: Bond payments will be requested the week leading up to your stay and must be settled before check-in. If you are not comfortable paying the bonds, we kindly ask that you do not book our property. Any bond refunds will be processed within 48 hours after checkout, but please note that damages or issues caused by you or your guests may result in a partial or full retention of the bonds, depending on the extent of the damage or disruption. Bond refunds are at the sole discretion of the owner/host. We understand that bond requirements can be a bit formal, but they help us maintain the quality of our property for all guests. Guest Policy: Please note that only the number of guests included in your booking are permitted to stay at the property. The listed price covers up to 8 guests only. However, the home can accommodate up to 10 guests if needed, at an additional cost of $250 per person, per stay (subject to length of stay). If you need to add extra guests, please let us know at the time of booking so we can make the necessary furniture arrangements and receive payment before your stay. If it’s found that additional guests stayed without prior arrangement and payment, the extra costs will be requested through the booking platform, or may deducted from your Security Bond. House Rules


Prior to booking, please take a moment to review our house rules, which have been informed by feedback from our community, Airbnb, and the local Council. If you are unable or unwilling to comply with the house rules, please do not book our property. We value our responsibility to the neighbourhood, and to continue hosting guests, it is essential that these rules are followed. Failure to comply with any of the house rules may result in the immediate cancellation of your booking, or pass through of council fines to you. This can happen before or during your stay if we receive reports from our neighbours or detect violations. In such cases, your stay or bond will not be refunded. You are responsible for the compliance and behaviour of all guests that are under your booking. Non-compliance with any of the rules below will result in the immediate cancellation of your stay at your cost, and you will be required to vacate the property immediately.
1. No Parties, large gatherings, or events.
This property is for the use and enjoyment of guests included in the booking only, or as otherwise previously agreed with Host consent. Parties, events, or large gatherings are strictly prohibited at any time of the day. If your plans involve hosting additional people or activities that could violate this rule, please do not book this property. If unsure, contact us so we can determine whether our property is suitable for your stay.
2. Respect for the Community and No Disruptions.
We commit to ensure compliance with Airbnb’s Community Disturbance Policy. This property is located in a quiet, residential neighbourhood. Respect for our neighbours is paramount. No disruptive behaviour is allowed at any time of day. This includes, but is not limited to, excessive noise, loud music, live performances or live music, party lights, large crowds, DJs, strobe lights, use of loud vehicles, honking horns, burnouts, excessive car traffic, or gathering in public areas such as streets or driveways.
3. Quiet Hours: From 10:00 PM to 8:00 AM
Please bring yourselves inside by 10pm, refrain from using outdoor areas such as decks and balconies during quiet hours. If used during quiet hours, please be mindful of the volume of your voices as sound travels far in this peaceful neighbourhood, please be respectful to our neighbours and interact with the outdoor areas quietly.
4. No disruptive noise at any time:
Noise complaints will be addressed seriously. If not rectified within a reasonable timeframe, your booking may be cancelled. Guests should not trespass on neighbouring properties or engage in any activity that disturbs the peace of the community.
5. Waste Management and Rubbish Removal
We are committed to protecting the environment and our community from excess waste. Please help us by properly managing your rubbish during your stay. Bins are provided for waste disposal. All waste must fit inside the bins with the lids closed. Overflowing bins or leaving excess rubbish outside the bins is not permitted as this may lead to littering or pests. If you have excess waste that does not fit in the bins, please notify us to assist or take it with you upon departure. Littering is strictly prohibited. Any litter found on or around the property will result in additional cleaning fees taken from your bond. Failure to manage waste responsibly will result in additional charges for rubbish removal and may lead to the forfeiture of your bond.
6. Immediate Cancellation and Bond Forfeiture
Please be aware that failure to comply with any of the house rules may result in the immediate cancellation of your booking. This can happen before or during your stay if we receive reports from our neighbours or detect violations. In such cases, your stay or bond will not be refunded.
7. Security Monitoring
For your safety and to ensure compliance with these rules, the property is equipped with external security cameras that monitor the premises 24/7. These cameras are located at entrances and externally of the property and do not capture any private areas. The footage will only be reviewed to keep you safe during your stay and ensure the rules are being followed. Thank you for understanding and respecting our house rules.
